🎯 Getting ready to buy a home?
Answer 5 quick questions for a personalised plan to get home-loan-ready and protect your home.
Before the repayment: what are you actually buying?
The calculator above prices the loan. In Zimbabwe the more consequential question comes first, and it decides whether a home loan is even available to you.
Title deeds are registered proof of ownership, recorded at the Deeds Office against the property itself — verifiable independently, transferable formally, and usable as security for a loan. A cession transfers a right in a property where separate title has never been issued (many council stands, cooperative and employer schemes, much peri-urban development). A cession can be perfectly legitimate, but it is weaker, harder to verify, and narrows financing options sharply — lenders need registered security.
So establish which one you are buying at the first conversation, and treat "the deeds are coming" as an unresolved risk rather than a formality. Our full guide: buying a home in Zimbabwe.
The costs the repayment figure does not include
Budget these separately — they arrive together, in cash, around transfer:
- Conveyancing fees — a registered conveyancer must handle a deeded transfer;
- Transfer duty and Deeds Office charges — set by law and revised; get a written estimate from your conveyancer rather than trusting any published figure;
- Rates clearance. Councils require outstanding rates settled before transfer, and arrears attach to the property, not the seller — establish what is owed before you sign;
- Valuation, survey and inspection;
- IMTT at 2% on a large electronic payment — see the IMTT calculator;
- Insurance, and the repairs you will actually make in month one.
Financing, honestly
Mortgage finance in Zimbabwe is limited compared with most markets, which is why so many purchases are made in cash or built in stages. Two consequences:
- Staged building is a legitimate route — buy the stand, build over years. Money parked between stages belongs in a nostro account, inside the US$3,000 DPC cover per bank, split across institutions if it grows beyond that;
- If you are offered finance, apply the same discipline as any Zimbabwean credit: get the total amount repayable in US dollars, in writing, confirm whether the rate is fixed or variable (crucial over a long term), and check the lender is on the RBZ register — how to verify.
Test the instalment against your genuine take-home pay — the take-home calculator gives the real figure — and check qualification with the home loan qualification calculator.
How the repayment actually behaves
Two things the amortisation reveals that surprise most borrowers:
- Early payments are mostly interest. In the first years, only a small slice of each instalment reduces the balance — which is why the total interest figure is so much larger than people expect;
- Small extra payments have outsized effects, precisely because they attack the balance directly. See what yours would do in the extra payment calculator — it is usually the single best-value thing a homeowner can do with spare money.
And if you are weighing the decision at all, the rent vs buy calculator tests it on your own numbers rather than the general case.
Frequently asked questions
What interest rate should I enter?
Use a rate a lender has actually quoted you in writing. Zimbabwean rates run high by international standards, so an optimistic figure will flatter the result significantly over a long term.
Can I get a home loan on a cession property?
Usually much harder — lenders need registered security. That is the practical reason the deed-versus-cession question matters more than the price.
Fixed or variable?
Ask directly and get it in writing. Over a long term a rate that can move is a materially different product, and the answer belongs in your decision rather than in a surprise later.
Should I buy in USD or ZiG?
Property is generally USD-priced. Agree the currency explicitly in the agreement of sale — ambiguity in a transaction this size is an expensive argument waiting to happen.
Is buying always better than renting?
No. Renting while you accumulate a proper deposit — in dollars, in a protected account — is frequently the better decision, especially against buying something with unclear title. See renting in Zimbabwe.
Transfer duty, Deeds Office charges and conveyancing costs are set by law and revised — confirm with a registered conveyancer or ZIMRA. Lender rates vary and change without notice. General information, not legal or financial advice.
